Map every physical connection
Identify bolts, brackets, walers, stringers, gangways, pipes and electrical routes. Note whether dock piles are independent and whether a lift beam or motor creates surcharge near the wall.
Penetrations can become soil paths
Drainage, water and electrical penetrations need details that maintain soil retention and allow safe service. Gaps around pipes or abandoned conduits can become leakage points.
Plan temporary support before wall work
Replacement may require removing deck sections, disconnecting utilities or independently supporting a dock. An estimate should state who performs this work, what permits are included and how access is restored.
Do not assume one permit covers all structures
Dock, lift and seawall work may have distinct local and environmental review. Describe the complete proposed work to agencies and bidders.
